The following terms and conditions regulate the use of this website and apply on the reservation service provided by Campofelice.travel di Paolo Di Pasquale – P.IVA 06016820828 (“Rentals Italia”, “Rentalsitalia” “www.rentalsitalia.com” “Campofelice.travel”, “we”, “us”). By accessing and using our website and/or by completing a reservation, you acknowledge and agree to have read, understood and agreed to the terms and conditions set out below (including the Privacy Statement). By using our website and by agreeing to these terms and conditions, you also warrant and represent that you are at least 18 years of age.

 

Service provided
Rentalsitalia.com offers the opportunity to find and book (online or offline) holiday homes (“accommodation”, “property”, “villa”, “apartment”, “house”) located in the Italian territory, particularly in the Sicily region and the Cefalù and Palermo areas. Other services such as car hire, airport transfers, excursions, flight reservation and other tourism related services are also available on the website and can be booked either by contacting us or directly using the search engines or links provided. We can give advice, via email or by phone, on which accommodation or service is best suited to the traveller’s requirements and eventually manage the reservation procedure. All services provided to the travellers (“you”, “tourist”, “renter”, “tenant”, “guest”) who use the website and/or make a reservation are free of charge.

 

License of use
The intellectual property rights of all the material on the website is owned by “Campofelice.travel di Paolo Di Pasquale” and by the property owners/managers who use our website to advertise their properties/services. You should not republish, duplicate, copy, edit, modify, sell, rent or redistribute any material from this website.

 

Limitations of liability
To the extent that the website and our services are provided for free, we will not be liable for any loss or damage of any nature.
We will not be liable in respect of any losses arising out of any event beyond our reasonable control.
We will not be liable to you in respect of any special, indirect or consequential loss or damage.

 

Responsibility
The descriptions, pictures and other information about the accommodations are provided by the accommodations’ managers/owners, which are also responsible for updating any changes to the accommodation, real-time availability and pricing including all mandatory costs. We have no responsibility for any missing or incorrect information.
The accommodations’ managers/owners are required to comply with all conditions set forth in the booking confirmation and to provide access to all facilities and services specified in their property’s description.
Most of the properties advertised on this website have been picked and selected manually and most of them have been inspected by a member of our staff to ensure that they match with their description, nevertheless we cannot guarantee that all properties, including those which have not been inspected, are always keeping their original conditions or match their description as we do not inspect or visit all of the properties on a regular basis. Therefore we have no responsibility for the properties themselves and/or for any services provided by property owners or other suppliers or for the acts or omissions of any property owner or other supplier or any of their employees, agents, suppliers or subcontractors.
Your contract will be directly with the property owners or other services suppliers. Rentals Italia provides the traveler only a free reservation and tourist advise service and manages the booking procedures on behalf of the property owners.  Any disputes that may arise between the travellers/tenants and the property owner or other supplier or any of their employees, agents, suppliers or subcontractors have to be dealt without the collaboration or mediation of Rentals Italia, which is not involved in the contractual relationship arose between the parties. We also have no obligation on helping the traveler and the property owners communicating to each other with translations.
As a result of the above, Rentals Italia is not responsible for any inconvenience or damage suffered, directly and / or indirectly, during the stay in the rented accommodation nor for any services not available or not provided during the rental period nor for the non-availability of the accommodation for all or part of the rented period.
We will not be responsible for any injury, illness, death, loss (for example loss of enjoyment), damage, expense, cost or other sum or claim of any description. By way of example and not by way of limitation, we will not be responsible any claim which results from any of the following:
(a) the fault of the person(s) affected or any member(s) of their party or
(b) the fault of a third party not connected with the provision of the contracted services which we could not have predicted or avoided or
(c) an event or circumstance which we or the property owner / supplier of the service(s) in question could not have predicted or avoided even after taking all reasonable care.
In addition, we will not be responsible where you do not enjoy your stay or suffer any problems because of a reason you did not inform us about when you booked your accommodation/services.
All tourism related services advertised on our website are provided by independent local companies which are neither owned not controlled by Rentals Italia and for whom we act only as an agent. Whilst every effort is made to keep the description of every service up to date, the provider may cancel or amend the service at their discretion for many reasons including where it considers that there may be a risk to your comfort, health or safety.
Car rentals, flight reservation, airport transfers and tours advertised and booked through our website are also provided by independent companies which are not linked to us and for whom we act only as an agent.
In acting in the capacity of an agent on behalf of the provider, your contract will be with that provider and will be subject to their standard terms and conditions. Any complaint (including any allegation of breach of contract or negligence) should be taken up with the service provider directly. We will have no liability in relation to the performance of that contract.
In no case we will have obligations on mediating or judging any disputes arose between you and the property owners/services providers or on giving you any compensation or refunding you any money for and on behalf of the property owners/services providers.
Any insisting claims or threats made against us with the purpose of obtaining any sort of mediation or compensation will not be tolerated and will be reported to the competent authorities.

 

Rentalsitalia Certified Property

When a property is certified by Rentalsitalia and the “Rentalsitalia Certified Property” logo is showed within the property listing it means that our staff have personally visited the property and assured that the property exists and that it’s suitable for being rented as a holiday home.

If a property advertised on our website is not certified it doesn’t mean of course that it doesn’t exists. Most of the properties listed are “hand picked” by our staff  to ensure a certain quality and range for the properties we offer. We always do all appropriate checks and ask their advertisers to provide evidences to prove that these properties really exist.

Rentalsitalia’s certification means also that the property owners have been instructed by us on how to run a holiday home in a good manner; it is however up to each property owner to follow our indications and we cannot held responsible if they fail to do  that.

All Certified Properties are subject only to Rentalsitalia’s Terms and Conditions while other non certified properties may apply additional terms and conditions which may also include different cancellation terms. Any additional terms are specified within the property advert or will be notified to you prior to confirming a reservation. Should any of the additional terms be in conflict with any provision of our Terms and Conditions, you will continue to abide by all terms set out herein (the “Terms and Conditions”).

 

Reservation procedure (for properties)
You can choose among the following 3 different reservation  types:

  • Instant Booking (online)
  • Request Booking (online)
  • Assisted Booking (offline)

Using the Instant Booking reservation you will be able to make a booking directly on the website without waiting for approval.

Using the Request Booking reservation you will be able to make a booking directly on the website but you will need to wait for approval.

Using the Assisted Booking reservation you will be able to communicate with us before making a booking.

The “Instant Booking” detailed procedure is as following:

– You will find a “Book now!” button on those properties adverts which have the instant booking feature enabled. One you click on the “Book now!” button you will be redirected to the booking form where you will need to select the period to book, the number of guests, the number or type of apartments (if needed), include any extra services and insert your personal details.

– Once you complete the booking form you will redirected to the Review Booking page where you will find the booking details, a price summary with payment details, a special requirements tab where you can inform us of any requirements you may need, a list of payment methods to select from. You will be able to amend the information on this page if you need to do so. Once you are sure about the information you need to tick the box to confirm the information provided and that you agree to Rentalsitalia’s Terms & Conditions/Privacy Policy and the Property Terms and Conditions, then click on the “Confirm Booking” button.

– Once you click on the “Confirm Booking” button you will be redirected to the payment page where you will be able to make the payment (if you have selected the Credit Card or PayPal option) or retrieve the bank account details (if you have selected the Bank transfer option). Once you have made the payment via credit card/PayPal you will be redirected to the confirmation page. If you have selected the Bank transfer option and retrieved the bank account details you will need to click on the “Submit” button to get the confirmation page.

– At this point a preliminary booking will be set and you will receive an email with the booking details. Subsequently, after the payment has reached our account or the property owner/manager’s account, you will receive a Booking Confirmation document (voucher) and your booking will be definitive. In the Booking Confirmation document you will find, in addition to a booking summary, the full property address (including GPS coordinates), check-in details,  the details and contacts of the person responsible for the check-in and other important information.

The “Request Booking” detailed procedure is as following:

– You will find a “Request Booking” button on those properties adverts which have the “booking on request”  feature enabled. One you click on the “Request Booking” button you will be redirected to the booking form where you will need to select the period to book, the number of guests, the number or type of apartments (if needed), include any extra services and insert your personal details.

– Once you complete the booking form you will redirected to the Review Booking Request page where you will find the booking details, a price summary with payment details, a special requirements tab where you can inform us of any requirements you may need, a list of payment methods to select from. You will be able to amend the information on this page if you need to do so. Once you are sure about the information you need to tick the box to confirm the information provided and that you agree to Rentalsitalia’s Terms & Conditions/Privacy Policy and the Property Terms and Conditions, then click on the “Confirm Booking Request” button.

– Once you click on the “Confirm Booking Request” button a preliminary booking will be set and you will be redirected to a confirmation page. This is not a booking confirmation yet, it is only a confirmation that your request has been sent to us. You will also receive an email with the booking details.

– We will reply to your Booking Request within a maximum of 48h (usually you will receive a reply within a few hours) after double checking availability. If your booking request is accepted you will receive a Booking Request document which includes all the information about the booking (accommodation’s details, period to reserve, your details), the terms of payments including the total amount, the amount of the deposit and amount of the balance, cancellation terms. The accommodation will be set “on option”, so temporarily reserved for you, for 48h in order to give you the time to make the requested payment.

– When the payment will reach our account or the property owner/manager’s account we will send you a Booking Confirmation document (voucher) and your booking will be definitive. In the Booking Confirmation document you will find, in addition to a booking summary, the full property address (including GPS coordinates), check-in details,  the details and contacts of the person responsible for the check-in and other important information.

The “Assisted Booking” detailed procedure is as following:

– You will find a “Contact Us” button and form on each property advert on our website, which you can use to send us your enquiry, including the period you would like to book and any other information you may want to know.

– We will reply to your enquiry within a maximum of 48h (usually you will receive a reply within a few hours) confirming price and availability.

– Once you confirm us that you wish to book an accommodation we will double check availability again and, in the positive case, we will send you a Booking Request document which includes all the information about the booking (accommodation’s details, period to reserve, your details), the terms of payments including the total amount, the amount of the deposit and amount of the balance, cancellation terms. The accommodation will be set “on option”, so temporarily reserved for you, for 48h in order to give you the time to make the requested payment.

– When the payment will reach our account or the property owner/manager’s account we will send you a Booking Confirmation document (voucher) and your booking will be definitive. In the Booking Confirmation document you will find, in addition to a booking summary, the full property address (including GPS coordinates), check-in details,  the details and contacts of the person responsible for the check-in and other important information.

In extremely rare cases the booking might not be confirmed due to unexpected unavailability of the accommodation. In those cases a full refund of the amounts paid will be issued.
We strongly advise you to wait for our Booking Confirmation before reserving your flights, ferry, other accommodations, excursions or any other services. We will not be responsible for any loss, direct or indirect.

 

Payments
Properties reservations will be valid only if they are followed by the payment of a deposit* (usually between 20% and 30%, depending on the accommodation and the season) or the full amount (when necessary) within 48 hours.

Tours reservations will require the payment of the full amount to be confirmed.

Accepted payment systems are the following:

– Bank transfer (handling fee included)
– Credit card (via PayPal, a handling fee of 4% of the deposit for euro payments or 5% for non-euro payments will be deducted from the paid amount)

On most cases we will process the payments on behalf of the property owners/managers/services providers and will transfer them the payments. For some properties the payments are processed directly by the property owners/managers.

The balance must be paid with the method described in the “Property Terms and Conditions” section of each accommodation’s advert. Once received the property owner/manager’s contact details (after the booking confirmation) it is advised to confirm directly with him/her which is the preferred method of payment of the balance as this could be, in the majority of the cases and with respect to the law, asked in cash. On those cases where the balance is required on arrival, this must be paid directly to the property owners/managers or their representative upon keys handover*. The property owner/agent reserves the right to refuse to grant you access to the property if the full payment is not settled.

Some property owners will require you to leave a damage deposit upon arrival; this will be returned to you at the end of the stay in full or, if there are damages at the property, minus the amount which will be used to cover the cost of replacing the damaged part/furniture/equipment. Some property owners might also ask you to leave your credit card details and to authorize them to charge it in case the amount of the damage deposit is not sufficient to cover the cost of all damages.

Please note that any fees applied by your bank for the bank transfer are at your charge. We reserve the right to ask you to refund any bank fees billed to us.

 

Check-in & Check-out
The check-in is usually held directly at the accommodation by the owner and/or his representative.
In some cases we might provide you with the address or GPS coordinates of a meeting point where the owner and/or his representative will meet you and take you to the accommodation.
It is your responsibility to check the address and get road directions prior to your arrival. We are happy to help in case you have difficulties.
Please note that not all property owners speaks fluent English or other foreign languages so we ask you to be patient and take any measures (Italian dictionary, electronic translator, etc.) prior to your arrival in order to make communication easier. It is however our pleasure to help in case of communication problems.

Check-in time is usually from 14,00 to 24,00 although this might be slightly different from accommodation to accommodation.
Check-out time is by 10,00 in most of the cases.
You will find the exact times within each accommodation’s advert.

You should be aware that most holiday homes do not have a 24/7 reception like hotels; since most of the property owners do not live nor work near the accommodation, it is your responsibility to inform us or the property owner about your estimated time of arrival (and possibly your flight details too) in order to avoid any waiting. Failing to do so might cause you in some cases even more than one hour waiting. We and/or the property owner and/or his representative cannot accept liability if you fail to inform us about the time of arrival at least 48 hours before the date of arrival. Please be aware that check-ins made later than the time limit may incur in an extra charge. You will be notified of the amount (if requested) once you confirm the time of your arrival.

 

Delayed arrivals or early departures
It will be necessary give a fast notice to our offices ( info(at)rentalsitalia.com – (+39)3319786324 ) or directly to the accommodations’ managers/owners, for delayed arrivals or early departures. Early departures will not give right to a refund. If no warning has been received within 24 hours from noon of the starting date of the stay, the accommodations’ managers/owners will be released from any commitment.

 

General* Cancellation Policy
Who has to give up to the stay for reasons of force majeure, will be entitled to a partial refund of the amounts paid. The amount of the refund will be calculated as following:

For villas, apartments and residence bookings:
From the day of the reservation until 60 days before the beginning of the stay: 30% of the amount paid will be refunded.
From the 59th day to 72 hours before the beginning of the stay: 10% of the amount paid will be refunded.
No refunds will be given for bookings cancelled after 72 hours before the beginning of the stay or in case of No Show.

For B&B’s, Farm Holidays and all other bookings:
From the day of the reservation until 30 days before the beginning of the stay: 30% of amount paid will be refunded.
From the 29th day to 48 hours before the beginning of the stay: 10% of the amount paid will be refunded.
No refunds will be given for bookings cancelled after 48 hours before the beginning of the stay or in case of No Show.

For Tours:
From the day of the reservation until 5 days before the beginning of the tour: 95% of the amount paid will be refunded.
From the 5th day to 48 hours before the beginning of the stay: 80% of the amount paid will be refunded.
No refunds will be given for bookings cancelled after 48 hours before the beginning of the stay or in case of No Show.

In some cases we may also apply a 20 euro cancellation fee. This will be deducted from the amount of the refund.

In those cases where a second deposit or the balance is due within a certain date, usually 30 or 60 days before the arrival date (this will be specified within the price notes of the property and on your Booking Confirmation), you must make sure that the amount due is paid accordingly. We will not send you any reminder unless the amount due has not been paid on time. If you fail to pay the amount due within the set date, and in any case within 48 hours after our reminder, we reserve the right to cancel your booking. In those cases no refunds will be given.

In the unfortunate and very rare event that your booking must be cancelled by us, for any reason, you will be given the opportunity to choose among a full refund of the deposit paid to us or to choose another accommodation which has equal value to the accommodation originally booked. Any refund will be limited to the value of the amount paid to us.
Should your reservation be cancelled at any time by the property owner/manager any refund issues and procedures will have to be dealt directly with the property owner/manager without our involvement as we were not responsible for the cancellation.
In any case, we will not be responsible for any direct or indirect loss.

 

Behaviour
During your stay at a property, you shall allow access to the property owner/representative and to any other authorised personnel for regular or extraordinary maintenance (pool, garden, etc) or cleaning. You will be notified in advance about any access to the property by the property owner/representative.
When checking out, you must leave the property in a acceptable cleaning conditions, replace any furniture to its original place and remove any waste bags or other garbage. Failing to do so might incur in an extra charge, applied at the discretion of the property owner/representative, which may be deducted from the damage deposit.
When you book with us, you confirm that you will be purchasing or have purchased an appropriate travel insurance for yourself and the other members of your party, valid for the whole stay (or longer) at the booked accommodation. You also accept responsibility for any damage or loss caused by you or any member of your party. Full payment for any such damage or loss must be paid direct at the time to the property owner or manager or other supplier. If you fail to do so, you will be responsible for meeting any claims subsequently made against us (together with our own and the other party’s full legal costs) as a result of your actions. We and/or the property owner and/or the services supplier reserve the right to pursue you for the cost of any damage or unpaid bills. You agree to reimburse us in full for all losses, damages or expenses (including legal expenses) we incur as a result of or arising out of any such claim, and also the costs of pursuing you.

During your holiday please remember the following:

  • Children must be supervised at all times, especially at swimming pools (where available). You are directly responsible for any accident occurred within the property and at swimming pools.
  • It is your responsibility to respect and make your children respect pool rules and opening times.
  • If you experience any problems at the property or notice that some equipment is not working or missing (if this was specified as “included” within the property advert), this must be reported immediately to the property owner/contact by phone and in writing (email). All necessary actions to solve the problem or fix/replace the non working or missing equipment will be taken by the property owner/contact as quickly as possible. Complains made after the end of your holiday will not be taken into consideration if you fail to notify the problem in writing and while on holiday. Any complain orientated reviews might also be rejected.
  • For any other question or problem your first contact is the one shown in the Booking Confirmation document, in the Check-in Details. You should contact us only in case your main contact is not reachable at all or is unable to help.
  • If you need a receipt of the balance or a rental contract, these must be asked directly to the property owner/contact. Receipts must be asked when paying and, in any case, before departure. Most of the properties are rented by private owners, in those cases fiscal receipts cannot be provided. We cannot provide receipts on behalf of the property owners.

 

Website Accuracy
Please note, the information and prices shown in our website may have changed by the time you come to confirm your booking. Whilst every effort is made to ensure the accuracy of this information and prices at the time of uploading, regrettably errors do occasionally occur.  You must therefore ensure you check all details of your chosen holiday (including the price) with us at the time of booking confirmation.
Please note, the photographs in our website are intended to give a general overall impression of the standard of the properties we feature.  Some aspects of the property may have changed by the time you come to make your booking, for example, items of furniture may have been replaced or removed by the property owner or the layout of gardens may have been changed.  We cannot accept any liability if this situation should arise.
Some of the photos in our websites show beaches that are near to or accessed from the properties. Beaches and foreshores are subject to significant climactic and natural events, including erosion and storms, which may be sometimes strong enough to wash away part or all the sand from a beach, replacing it with pebbles or rocks or covering it with seaweed. High flows of people during the busiest periods of the season might also compromise the normal cleaning status of the beaches; this is normally took into consideration by local administrations and beaches get usually cleaned as soon as possible. Rentals Italia cannot therefore guarantee that the beaches represented on our websites will be exactly the same as when they were photographed, although we always try to keep photos up to date. We will, where possible, inform you of any significant changes but we cannot be held in any way responsible for such phenomena.
Our website includes a FAQ section which provides quick answers to the most common questions. Although we try to keep all answers up to date, some things may change in time, eg. more or less public transports or roads might be available, some services might be included or excluded, standard check-in and check-out procedures might change, etc. We advise then to ask us any question directly when you want to be sure about something. Everything included in the FAQ section does not have contractual meaning.

 

Complaints and problems
By booking a holiday home in Italy, as in any other country, you should be aware that the features of the house, including but not limited to furniture, layout, construction and insulation materials, equipment provided in the kitchens, bathrooms, bedrooms or any other part of the house and the outside areas, might be different from those you would normally find in your country of origin, as these reflects the typical uses and costumes of the territory where the house is located. For example, you should not be expecting to find a water kettle or a non-Italian coffee machine in every accommodation (unless otherwise specified). Besides, it would be quite common to find a 3 KWs power capacity limit in almost all Italian houses. Among other examples, it is worth mentioning the garbage collection system, which might differ from town to town (with regards to that it is advisable to ask instructions to the property owner/manager at the check-in).
The lack or difference of certain equipment/rules of common use in your country of origin should not be considered as a reason to complain.
In the unlikely event that you have any other reason to complain or experience any problems with your holiday whilst away, you must immediately inform the property owner / manager / supplier of the service(s) in question. Any verbal notification must be put in writing and given to the property owner / manager / supplier as soon as possible. Until they know about a problem or complaint, they cannot begin to resolve it. You can also send us a copy of your notification via email so we can keep a record of it. Most problems can be dealt with quickly so it is not reasonable to take no action during your holiday but to write a letter of complaint on your return. We regret we and the property owner / manager / supplier of the service(s) cannot accept liability if you fail to notify the complaint or claim entirely in accordance with this clause.

 

Correspondence
By making a reservation you agree to receive an email summary of your reservation after the booking process, and to be contacted by email or phone in order to define the details of your stay. Also, after your stay you may receive via email the request to fill a review.

 

Guest reviews
Reviews provided exclusively by guests who have booked relying on this agency will be displayed in the pages of the accommodations and may be featured on the Home Page or other pages of this and other websites. In addition to the data entered in the evaluation page, it will be displayed first name (no surname) and the country of origin of the guest.
In order to respect people’s privacy and to prevent direct competition with the property owners/managers, we reserve the right to mask, delete or amend any directly identifying information such as (and not limited to) people surnames, hotel names, holiday complex names or company names.
We reserve the right to disapprove, hence not to post, reviews containing complains or bad comments regarding facts or any other element which is in contrast to any facts or any other element which was already stated, described or mentioned within the properties adverts or in the Terms & Conditions at the time of booking.
We reserve the right to remove a review at any time for any other reason.

The reviews posted on Rentalsitalia.com are the opinions expressed by the website’s users and not of Rentals Italia. We do not endorse any of the opinions expressed by reviewers.

 

Legal
To the extent permitted by law, these Terms and Conditions, as well as the provision of our services shall be governed in accordance with the Italian law and any dispute arising under these terms, general conditions and our services will be referred exclusively to the proper court in Termini Imerese (Italy).
In the cases where any provision of these Terms and Conditions is invalid, lose validity, is or becomes non-binding, you will continue to abide by all other terms set out herein. In those cases we will replace the clause with a clause which is valid and binding, which has an effect as close as possible to the replaced and that you agree to accept in respect of the content and purposes of these Terms and Conditions.

*Some accommodations may apply different conditions regarding the cancellation policy and/or the payment of the deposit and the balance. These conditions, if applicable, will be shown within each accommodation’s description. Please make sure that you read and understand them before making a booking.
